Five categories of sudden and accidental damage fall under a standard HO-3 homeowner policy. What a policy will not pay for is long-term wear — mortar eroded by age, or water that crept in over years of skipped maintenance — because carriers treat that as a maintenance issue.
- Chimney fire — Creosote igniting suddenly inside the flue. Carriers typically treat this as a sudden and accidental fire loss under the dwelling section of a standard HO-3 policy.
- Water damage — Failed roof flashing, a missing crown or cap, or rain driven in by a storm. Whether it pays hinges on the cause: sudden (storm) is covered, long-term (maintenance) usually is not.
- Storm damage — Caps, crowns, masonry, chase covers, and flashing torn up by high wind, hail, or tornado. The wind/hail provisions of a standard HO-3 policy cover this in nearly every case.
- Lightning strike — A direct or near-strike hit to the chimney structure, flue liner, or attached gas systems. The lightning peril of a standard policy covers it.
- Animal damage — Caps, dampers, and flue liners torn up by raccoons, squirrels, or birds. Coverage swings by carrier and policy form — some pay for sudden damage, others exclude vermin outright.

Why use a chimney specialist instead of a general restoration contractor?
